6 Projects to Finish Before You Sell Your Home




You’ve been thinking about getting your home on the market and ready for sale.  How do we maximize the price? Here are six projects to finish before you sell your home.

Here are the best ways that we can upgrade the home. And perhaps you won’t need to spend too much to get a great return on your investment. Watch for future blogs on what projects give you the highest return on your investment (larger upgrades, that is).

Let’s get started.

Number one: The painting. We want to make sure to use very nice and bright colors, light hues in the whites. The creamy beiges, light beiges and little bit of gray is very appealing to today’s buyers. You might be tempted to want to do the painting yourself, but the time and the energy that’s necessary to do that is very time consuming. So you really are much better off hiring a professional who can do it quickly and within the time needed in order to get your home on the market.

Number two: if you have the ability to change out the countertops in your kitchens or bathrooms, now would be the time. So whether it’s quartz, or marble, or granite; lighter colors are really selling right now. Perhaps you can paint your cabinets. For example, a lot of the older oaks are doing very very nicely when they’re paired up with white and perhaps some brass hardware.

Number three: Lighting.

So that is also not a very expensive thing to do. One of the things you might want to consider is doing some recessed lighting. Doesn’t cost that much per light but can make a huge difference.

The other thing is adding task lighting and some nice lamps on say for example in the living room, and the bedrooms as well . Lighting in the kitchen is important as well. One of the things that the buyers really love are kitchens and bathrooms.  If you have nice lighting in the kitchen, that’s really key because that’s really where a lot of us congregate, and we have our friends come over, family come over, and we tend to be in the kitchen.  It’s important to have a nice warm space. 

Bedrooms are also very important. Consider recessed lighting or a fan with lights and also a nightstand with lights. They’re very important as well.

Our next area would be flooring.

It’s really not as expensive as you might think, not when you compare it to the amount of money that you can get back. Your return on investment and flooring is very, very key.

Perhaps take a very unkempt and lived in rug - and if you just pull it up and replace it with some nice wood plank vinyl flooring, or hardwood, laminate, or engineered hardwood. This can make all the difference in the world. It’ll warm up the spaces, lighten them up, and give a nice very clean and smooth appearance.

The other thing is I’ve noticed a lot of people are allergic these days. So having either wood or vinyl would be very nice and very helpful.


Our next step would be the bathrooms if you have old mirrors that are a little bit used, worn from say from example, from the water and the moisture in the bathroom, now would be the time to change out those mirrors. Fresh mirrors give a very nice appearance. They don’t cost all that much and they will add a lot of character to your bathrooms. Our next area would be in the kitchen. 

We already talked about lighting and hardware. So in the kitchen, if you have these items already done, that would be a really big plus.

The other thing you might want to consider is your appliances. Stainless steel appliances are still very popular. They give a very nice clean look - very modernized look, and for a not a whole lot of money you can get a very handsome return on investment.
