3 Secret Ways to Finding and Getting a House (Beat Out Other Buyers!)

Are you having difficulty finding a house to buy? I'm going to show you three ways that you can get a house and beat out other buyers.

Today we're going to be covering three ways that you as a buyer can beat out other buyers even in this seller's market. Number one, make sure to go on the multiple listing service and look for those houses that have really bad and poor pictures or no pictures. Number two, look for properties that have little to no description whatsoever of the property. And number three, look for properties that do not have a floor plan. Now why am I telling you all this? Because the National Association of Realtors did a generational study and they found that a lot of buyers are going to completely overlook these properties. Properties that, number one, have no pictures or poorly taken pictures. Number two , properties that have next to no description and number three, those that don't have a floor plan. I have to agree because I just got my client a great house while all the other houses in the neighborhood of like kind were selling for about $75,000 to $100,000 more. I was able to get this particular property that had a bad picture. So it was a beautiful house but it had a telephone pole right in the photograph in the front. So number one, it had a bad picture. Number two, the description of the property was exactly one sentence long. And it went something like this: "This [blank] property has a granite kitchen and two-car garage." And that was just about it.

And number three, it didn't have a floor plan. So we were able to negotiate with the seller and we had zero competition. There were no other buyers. So even though other properties in the neighborhood were selling, this one was just standing still and nobody was looking at it. So we got in, we negotiated a great price. The property that we purchased had a higher appraisal value than what we offered and also it was about $75,000 to $100,000 less than the other similar homes. So my clients are really happy. They've got a great school district.

It's a fantastic house. It's open, beautiful, and everything. But you wouldn't have known it by this description and photographs on the internet on the multiple listing service. And if you're a seller and you're readingthis, that is also telling you that you've got to have great photos. You need a fantastic description and you have to have a floor plan in your listing.
